Additional Information: The site is situated to the south east of Ashover in Derbyshire, on the eastern side of Hockley Lane, and comprises of an irregular shaped area of former mineral working extending to approximately 2.25 hectares (5.6 acres). The site is one part of a series of former quarries and has been historically worked for limestone, lead and fluorspar. As one would expect of a former quarry, the topography of the site is dramatic with a large circular shaped deep-sided hole (partly filled by water) situated on the southeast part of the site and surrounded by raised areas to the south and west. On the northwest part of the site is a raised platform of filled ground offering extensive and uninterrupted southerly views across open countryside to Highoredish. The site is designated as a Site of Special Scientific Interest (SSSI) due to its mineralogical interest and as a Regionally Important Geological Site due to its geological and physiographical features. The site also lies within a wider area of land designated as a Special Landscape Area. Hughes Planning LLP undertook a planning appraisal of the site late last year. This report is available on request and concludes: “Whilst it is extremely difficult to give an accurate prediction of the likely chances of success in obtaining planning permission for a dwelling of this type, to my mind all of the ingredients are in existence in your case with which to construct a convincing case as to why planning permission should be granted for a new dwelling in the countryside under the aegis of paragraph 55 of the NPPF and capable of comprising the other material considerations necessary to allow such development in the countryside.” Please also see http://youtu.be/ct64d8VhkbA for a short video of the site.
