Additional Information: The subject site is situated on the east side of Cromford Road which leads from the A608 Derby Road in the south and the A610 Nottingham - Ripley Road in the north. Langley Mill is a small town with a wide range of local shops including a supermarket, a railway station with regular services to Nottingham and Sheffield and is close to the A601 which provides access to Junction 26 of the M1 Motorway. Cromford Road is very conveniently located a short distance from the A610 which is a dual carriage way and is less than 6 miles from Junction 26 of the M1 Motorway. The town is adjacent to Heanor and close to Eastwood and is approximately 2 miles from Ripley and approximately 10 miles north west of Nottingham. The premises are a short distance from two roundabouts on the A608, close to an Asda Superstore and McDonalds and a short distance from a Lidl Supermarket and a KFC. The site was originally developed with a purpose built flour mill dating from the 19th century and the major part of the site (2.005 acres) is surfaced and enclosed by palisaded fencing and two sets of steel gates whilst to the rear boundary is bounded by concrete posts and chain-link fencing and barbed wire. To the rear of the site is an undeveloped area which adjoins the River Erewash and beyond which is the Erewash Canal. The former flour mill works have been demolished and the site is therefore suitable for re-development for commercial or retail purposes, subject to any necessary planning consents. The site has a frontage of approximately 134m to Cromford Road, a depth of approximately 60m and a total site area of 0.811hectares (2.005 acres) and is generally level and mainly concreted, there is a separate gatehouse and also an electric sub-station close to the front boundary, whilst the undeveloped land adjacent to the River Erewash to the area has an area of approximately 0.66 hectares (1.62 acres). From our informal discussions with Amber Valley borough Council, we understand the site will be suitable for commercial or retail development but residential development would not be appropriate as the site falls within a Flood Risk Area. From the vendors records, it would appear that although part of the site was covered in water none of the buildings ever flooded.
