Additional Information: The Site The site, which is located at Lower Road, adjacent to Stuntney Hall, is known as Seymour’s Paddock and is located in an attractive position with open countryside beyond the immediate village framework. It is rectangular in shape and the total site area is approximately 0.34 Ha (0.84 Acres). To the north and east are mature trees which add to the appeal of the site. Lower Road is a no through road. To the south is Steward Close, a cul-de-sac of predominantly semi-detached houses. Access to the site is via a gated entrance from Lower Road. The land is elevated above the prevailing surrounding levels so there is considered to be no flood risk. Planning Full planning permission was obtained on the 27th November 2015 under LPA Ref: 15/01011/FUL for the development of six residential dwellings, together with the provision of car ports and new access. A subsequent Section 73 application was submitted varying the internal layouts of Plots 1, 2, and 5. The effect of these alterations was to create additional bedrooms in the roof space to each of these dwellings. Planning permission for these variations was obtained on the 13th May 2016 under LPA Ref: 16/00331/VAR. It should be noted that the Community Infrastructure Levy will apply to this development. The charging rate is £90 per square metre. It is therefore estimated that the charge will be in the region of £110,000, but interested parties should satisfy themselves as to the precise amount. It should be noted that several of the planning conditions have been addressed by the vendors. An archaeological investigation has been completed and no further work is required in this respect to satisfy the relevant condition. A ground investigation report has also been commissioned and it is understood that there is no contamination affecting the site.
