Additional Information: The Site The site, which forms part of Green Farm, is located on the edge of Toseland village, to the north of the High Street. The main area which is available for sale is shown edged red on the Site and Location Plans which form part of these particulars. The subject area comprises a range of agricultural buildings, including a 17th Century timber framed and weather boarded hay barn which is a Grade II Listed Building. The access to the site is from Toseland High Street, and the surfaced road leading to the property forks into two directions, the first leading to the farm buildings which are to be sold on the western side of the overall farm complex, and the other route connecting to Green Farm House, which is not included within the sale. Additional areas of land to the south and west of the barns may be included such that larger areas of garden/amenity/paddock may be attached to the proposed dwellings. Planning Planning permission has not been obtained for the conversion of the barns, but a pre-application enquiry was made to Huntingdonshire District Council in November 2015. The outcome of this is that favourable consideration is likely to be given to an application for the conversion and replacement of agricultural buildings to create residential units. An indicative site layout plan was submitted with the pre-application enquiry and this shows how a scheme of three dwellings could be created by a combination of the retention of some of the existing barn structures coupled with some replacement of certain other buildings to create dwellings in a courtyard formation. Whilst the indicative site layout plan shows three dwellings, it is possible that two larger dwellings may be preferable, though this will depend upon the preference of the purchaser. In light of a recent court decision which backs Government policy, an affordable housing obligation is unlikely to arise on the three unit scheme.
